The Services are provided by Nibal Khattar, a licensed property consultant at Property Shop Investment, Dubai, UAE (RERA BRN 45374). The Services exist to present property information, planning tools and a private portfolio view to the Consultant's clients and prospective clients.
Everything in the Services is information, not advice. Figures, projections, "takes", simulations, exit signals, countdowns, calculators, rental estimates, Golden Visa indications and any similar content are indicative and for general information only. They are not financial advice, investment advice, legal advice, tax advice, a valuation, or a recommendation to buy, sell, hold, finance or refinance any asset.
Property values can fall as well as rise. Past or projected performance is not a guarantee of future results. Before any transaction you should verify all figures independently and rely only on the developer's sale and purchase agreement, official Dubai Land Department / relevant authority records, and advice from your own licensed financial, legal and tax advisers.
We do our best to keep information current, but the Services are provided "as is" and "as available", without warranties of any kind, express or implied.
You agree not to misuse the Services, including attempting to access other users' data, probing or disrupting our infrastructure, reverse-engineering the app except as permitted by law, scraping content at scale, or using the Services for unlawful purposes.
The Services, including their design, text, graphics and software, belong to the Consultant or his licensors. Developer marketing materials and renders remain the property of the respective developers and are shown for information. You may share content the app explicitly makes shareable (for example story cards and introduction cards) for personal, non-commercial purposes.
To the maximum extent permitted by law, the Consultant and Property Shop Investment shall not be liable for any loss or damage, including loss of profit, loss of opportunity, or investment losses, arising from use of, reliance on, or inability to use the Services or any information in them. Nothing in these terms excludes liability that cannot be excluded under applicable law.
Any property decision you make is yours alone, made on the basis of your own verification and professional advice.
Using the Services does not by itself create a brokerage mandate, exclusive engagement or fiduciary relationship. Real-estate transactions, where they occur, are governed by their own written agreements and by RERA regulations.

We may update these terms; the effective date above will change and continued use means acceptance. These terms are governed by the laws of the United Arab Emirates as applied in the Emirate of Dubai, and disputes are subject to the exclusive jurisdiction of the Dubai courts.
